Energy Conservation and a Comfortable Environment in Parallel

  • ・As a mixed-use facility with a hotel, offices, and an art museum, efficient energy coordination corresponding to the peak usage times of each use and thorough use of waste heat
    (Centralization of the facility’s heat sources, introduction of a large heat storage tank, utilization of kitchen drainage water and the core generation system’s waste heat, optimal facility operation via BEMS*) * Building Energy Management System
  • ・Active introduction of energy-saving equipment
    (LED lighting, lighting with human sensors, computer-linked air conditioning setback controls, heat exchange of outside air and exhaust air, air conditioner air volume control, etc.)
  • ・Thorough implementation of energy-saving measures
    (fine temperature settings, air conditioning and lighting automatically switching off when unused)
  • ・Use of Low-E insulated glazing (building exterior), installation of water-saving equipment (washbasins, toilets)
  • ・Proactive use of domestically produced wood and thinned wood (395.01㎥ used)

Introduce relaxing, green areas a greening policy

  • ・Consideration of wind flow in selection and arrangement of trees to create cool spots
  • ・Maintenance of a large park and green space corresponding to half the site area
  • ・Prepare 2,500㎡ on the east side of the site as Minato City Edomizaka Park, and hand it over to Minato City
  • ・Create a garden of over 5,000㎡ on the north side, and open it to the general public

Reducing Plastic Waste

  • ・Working on a plan to reduce plastic waste by setting a target of 15% reduction in the weight of specified plastic provided per guest in FY2022 compared to the previous year
  • ・Switching straws, glass caps, and cutlery served in Chef’s Garden from plastic to paper and wood
  • ・Switching to 100% recycled PET bottles for mineral water served in guest rooms of The Okura Prestige Tower and Okura Fitness & Spa
  • ・In-room coffee-fresh containers and plastic umbrella bags replaced with biomass plastic ones
  • ・Adoption of products that use less plastic in containers for dishwashing detergents

Reduction of waste

  • ・Adoption of reusable Japanese wrapping cloth, furoshiki, to wrap the original white bread “Kaede” available for sale at Chef’s Garden
  • ・Recycling of paper, reduction of pamphlets and paper usage, efforts to expand use of recycled paper, and promotion of digitization of all forms and documents
  • Silverware used for many years with meticulous maintenance
  • ・Reuse of furnishings from the previous Main Building, even after reconstruction
  • ・Sharing food among restaurants in the hotel to reduce food loss
  • ・Utilizing a food waste disposal machine that breaks down food waste into water and carbon dioxide on the spot, without transporting or burning it

Use of environmentally and socially friendly products

  • ・Lead-free glasses used in banquet halls
  • ・International Fairtrade-certified coffee served in some of the hotel’s restaurants
  • ・Rainforest Alliance-certified coffee served in some of the hotel’s banquet rooms
  • ・Serving Okura Beef raised on a designated ranch to contribute to ensuring sustainable production and consumption through waste-free consumption and transparent agricultural production process management

Comfortable city plan with a high level of safety

Ensure building earthquake resistance to prevent building collapse even in the event of a massive earthquake that occurs once every few hundred years.
Achieve high earthquake resistance through the introduction of an efficient structure plan and vibration damping devices.

Secure necessary utilities in an emergency (for over 72 hours)

  • ・Emergency power generator: 3,500kVA × 1 unit + an oil tank with 72 hours worth of oil
  • ・Introduction of highly earthquake resistant medium-pressure gas piping and CGS (930kW × 2 units)
  • ・Installation of a well water filtration device as a water source
  • ・Secure well water, rainwater, heat storage tank water, and pool water as sources of water for miscellaneous uses (7 days worth)
  • ・Equip with an emergency drainage tank (sufficient for 7 days use) in preparation for damage to the sewage main
  • ・Purchase and stockpile drinking water, emergency food, simple toilets, portable chargers, blankets, etc.
